Social landlords are under increasing pressure to respond effectively to damp and mould concerns while ensuring long-term housing quality. This case study outlines how building performance insight and environmental monitoring were used to better understand the causes of damp and mould and support proactive housing management.

The Challenge

A housing organisation was experiencing a growing number of damp and mould reports across parts of its housing stock. While reactive maintenance was addressing individual cases, there was limited insight into why issues were occurring or how risks could be identified earlier.

In addition, the organisation wanted to ensure that future investment decisions would support both improved housing conditions and long-term energy performance.

The key challenge was moving from reactive responses towards a more proactive and evidence-based approach.

Our Approach

The work focused on developing a better understanding of how homes were performing in practice.

Environmental monitoring was introduced within selected properties to gather insight into factors such as temperature, humidity and occupancy patterns. This data provided a clearer picture of how environmental conditions within homes contributed to condensation risk.

Alongside the monitoring work, analysis was undertaken to explore how building characteristics and resident behaviour influenced the likelihood of damp and mould occurring.

This approach allowed the organisation to move beyond assumptions and begin developing a more informed strategy for managing damp and mould risk.

Outcomes

The work provided several important outcomes for the housing organisation.

Secondly, the organisation gained a clearer understanding of the combination of physical and behavioural factors that influence moisture levels within homes.
